Engineers Australia engaged MRS to undertake a review of their long term accommodation options and subsequent negotiations to dispose of their existing premises at Bagot Street, North Adelaide.

Our role was to undertake a review of “own versus lease” options and to negotiate with selected parties for the sale of their existing premises. MRS reviewed the formal purchase offers, negotiated sale terms on Engineers Australia’s behalf and arranged for the preparation and execution of all documentation.

Terms of the sale included a flexible lease-back arrangement.

AOM Australia

AOM engaged MRS to undertake the negotiation of lease terms for a property that had been chosen by their Directors as the ideal accommodation solution for the business’ future.

MRS successfully negotiated terms over a ground floor office space within a recently completed building at a circa 20% discount to the asking terms prior to the commencement of negotiations.

Given the lack of suitably located options for AOM, it was vital for MRS to, not only achieve favourable lease terms, but to simply secure the space as there were few suitable alternatives within the chosen vicinity, which would have resulted in a restructure of the business’ future plans.

Status Employment Services

Status Employment Services is an independent specialist provider of recruitment, training and government employment services with over 19 years experience in the South Australian market.

MRS were selected by Status as their preferred property advisor to source, negotiate and secure five new office locations following their success in securing recently awarded Australian Government employment services contracts.

MRS was faced with a strict time constraint with each location needing to be in operation by 1 July 2009.

With only approximately one month to secure all locations, MRS provided Status with an efficient process to source options and negotiate terms.

MRS provided Status with the specialist “legs on the ground”, which enabled them to concentrate on doing their business, content in the knowledge that the property issues were being professionally and efficiently resolved within the required timeframe.

Fisher Jeffries Gadens

MRS were appointed by Fisher Jeffries Gadens to source new office accommodation for its business which, at that time, was located in 211 Victoria Square.

Following an extensive review of the market and a false start with one development option, the firm entered into negotiations with the Kambitsis Group with respect to its development at 19 Gouger Street. These negotiations resulted in the firm’s commitment to the whole of Levels 1 and 2 of the building, an area of approximately 2,500 square metres.

Fisher Jeffries were attracted by the “Law Courts” precinct location, the modern design and appearance of the building and the ability to integrate its fitout and modify the building to incorporate an external balcony at first floor level.

The end result has provided a fantastic result with the clean and modern fitout catering brilliantly for the firm’s staff and clients in a vibrant, “happening” location.

Wallmans Lawyers

Wallmans Lawyers are getting steadily closer to relocating to their new home at 400 King William Street.

Under construction by the Kyren Group, 400 King William Street is progressing well with practical completion expected to be achieved on schedule at the beginning of December 2009.

Having pre-committed to the development in December 2007, Wallmans’ excitement at their pending relocation is growing daily. They will move into their premises on the whole of Level 5 over the Christmas/New Year break and commence operations in the first week of the new year.

Wallmans fully integrated fitout, which is being coordinated by Medland Corporate Property in conjunction with Hassell and Bestec, is well underway and coming up a treat.

MRS are delighted to have been able to assist Wallmans and also looks forward to completion of the development and Wallmans occupancy. The developers, Kyren Group, have worked closely with Wallmans and their consultants throughout the planning and development process to facilitate the integrated fitout.

Flinders Ports

MRS has recently been appointed by Flinders Ports to co-ordinate an Expression of Interest (EOI) campaign for 25 hectares of industrial land located on Ocean Steamers Road, Port Adelaide. Our role will be to identify parties interested in Joint Venture development of the land or occupancy of completed design and construct accommodation.

MRS are preparing an information package for respondents to the EOI process, which is expected to commence in May 2009.
